Sources
Every figure comes from long-term rental listings advertised publicly in the Western Cape, collected by FindHomes' own crawlers. Collection began on 14 November 2025 in the Cape Town metro and on 23 March 2026 in the rest of the province (Paarl, Somerset West, George, the Garden Route, the West Coast and the Overberg); every page and series starts where its own coverage does, from the first month with at least 10 listings live. Listings are matched across sources so the same home advertised twice counts once. Nothing is surveyed, modelled or imputed: if it is not on the market, it is not in the numbers.
What counts as a live listing
A listing is live while its visibility cycle is open — that is, while our crawler keeps finding it advertised. A listing that disappears is treated as let (or withdrawn) on the last day it was seen, and a home that is relisted later starts a new cycle. We do not rely on the status a portal shows, because portals leave let homes marked as available for weeks. Crawls do not run on every source every day, so an individual exit date can be off by a few days; the monthly medians are robust to that.
Asking rent, not achieved rent
All rents are asking rents at the time the listing was seen, in rand per month. We do not know what a tenant finally paid. Where a landlord cut the price during the listing, the current figure uses the latest asking rent and the reduction is counted separately.
Exclusions
- Listings priced per day, per week or per night (holiday and short-term lets) are excluded, as are listings without a price.
- Commercial, industrial, land and parking listings are excluded; only residential homes count.
- House-shares — a room in a shared home — are reported as their own bedroom bucket and excluded from whole-property medians and from rent per square metre.
- Listings that a portal keeps showing long after they were let ("zombies") are excluded by the visibility-cycle rule above rather than by portal status.
Medians and the like-for-like index
The headline figure for any place is the median asking rent of its live listings, with the 25th and 75th percentiles shown as the middle half of the market. The monthly trend is a like-for-like index: it holds the mix of bedroom buckets constant, so the line moves only when asking rents move, not when more studios or fewer four-bedroom houses happen to be listed that month. Rent per square metre uses whole-property listings with a stated floor size between 15 and 1 000 m².
Days on market and price reductions
"Median days on market" is the age of the listings live today, counted from the start of their current cycle. "Time to delist" is the median number of days homes that left the market in a given month had been advertised — the truer time-to-let, shown only for complete months. A price reduction is a net cut from the asking rent at the start of the current listing cycle; the median cut and the days before the first cut are medians over reduced listings.
Thresholds
A place needs at least 10 live listings before its page is offered to search engines and linked from other pages; below that the medians are too noisy to stand alone, and the page says so. Suburb leaderboards hide places with fewer than three live listings. Monthly-report movers are limited to suburbs with twenty or more.
Refresh cadence
Listings are collected daily. The public figures on each location page are computed once a night from that day's listings and served unchanged for the day, so every page agrees; signed-in filters use figures refreshed hourly. Each monthly report is built on the last day of the month and never revised.
Coverage
Western Cape only for now. Another province is added once it has ninety days of collection, so its trend has something to show. Year-on-year comparisons begin in November 2026.

Quote any figure with a link to the page it appears on. If a number looks wrong for a place you know well, use the Support button in the sidebar and tell us the suburb and the date; we check every report against the underlying listings.
