Welgemoed, Bellville

EXCLUSIVE SOLE MANDATE - A lovely, single level family home built on a corner plot in the heart of Welgemoed with expansive views to False Bay. A beautiful, large private north
facing enclosed garden at the front of the house with pool (heated) with a super-tube slide and braai patio. Behind the house is an additional garden area with a wonderful selection of fruit trees, a vegetable garden and space for children and pets to play.

The light filled house is open plan with the farm style kitchen (plus walk in pantry and separate laundry) interleading to the reception areas that all connect opening onto a large wooden deck. The windows are all very large, giving the rooms a lot of light but also a special feel of the tree filled garden even when being inside. There are 3 bedrooms, with the main en-suite. The two additional bedrooms share a family bathroom and separate toilet. All bedrooms are north facing and have doors to the garden. The bedroom section has double glazed uPVC windows and doors. There is a spacious study with ample bookshelves; this room was converted into a library and served as a smaller fourth bedroom of the main house before.

The flatlet has a separate entrance. It can be accessed and integrated into the house if required. It consists of a bedroom, bathroom and kitchenette with small living area and has its own outside patio. Ideal for work from home or income producing. There is an existing pedestrian gate for access and a covered carport. A larger section of the garden area could be made exclusive for this area with both flat and main house retaining privacy.

Added features include wooden floors; solar with an inverter and two large garages. There is covered parking for additional cars and ample secure off-street parking/ space for a caravan and trailer.

The house is fully secured by beams in- and outside and a camera system.

The garden is covered in 30+ year old trees, ranging from fruit trees like avocado to nectarine and indigenous trees like yellowwood and Lauraceae family. Every season different flowers are blooming so the garden is a constant colourful companion. It is fully irrigated with a borehole and although offering so much, it is low maintenance.

Everything a family could want and so much more. Make an appointment to view.
